The ground rules for using this website — and what does and doesn't create an appraisal engagement.
By using this website, you agree to the terms below. If you don't agree with them, please don't use the site. We've written them to be readable, because terms nobody understands protect nobody.
Who we are
This website is operated by Green Street Appraisal Services, LLC, an independent residential real estate appraisal practice owned and operated by Shawn Green, Certified Residential Real Property Appraiser, licensed in Tennessee (#6453) and Kentucky (#301 570) and compliant with the Uniform Standards of Professional Appraisal Practice (USPAP). It is a service-area business covering Nashville and Middle Tennessee as its primary market and Southern Kentucky as a secondary service area; it does not operate a public office.
Information on this website is general in nature and does not constitute legal, tax, lending, or investment advice. Nothing on this site creates an appraiser-client relationship; an assignment begins only when a written engagement agreement is accepted. Commercial appraisal assignments are not performed in-house; where we assist with a commercial property it is through a separate commercial partner, who is responsible for their own work product and engagement terms.

The educational content on this site — articles, guides, FAQ answers, and comparisons — is general information. No engagement until agreed
Submitting a quote request, receiving a quote, or booking a consultation does not create an appraisal engagement or a client relationship. An assignment begins only when the scope of work, fee, and engagement terms have been accepted in writing by both you (or the client) and us. Until then, neither party is obligated to proceed.
Appraisal reports
Every appraisal report we prepare is developed for a specific client, a specific intended use, and specific intended users — all defined when the assignment is engaged. A report prepared for one purpose or party may not be appropriate for, or usable by, another.
An appraisal is a professional opinion of value as of a stated effective date. We do not guarantee any particular value, outcome, sale price, loan approval, tax result, or acceptance of a report by any third party, court, lender, or authority.
Quotes
Quotes are customized to the assignment described to us and are valid as issued. If the property, scope, intended use, or timeline turns out to be different from what was described, the quote may need to change. "Same day" refers to our response to quote requests during business hours (seven days a week, 8:00 a.m.–5:00 p.m. Central) — it describes when you can expect your quote, not when an appraisal will be delivered.
Intellectual property
The content of this site — text, design, graphics, and the Green Street Appraisal Services name and marks — belongs to Green Street Appraisal Services. You may view and share links to the site, but you may not copy, republish, or use its content for commercial purposes without our written permission.
Acceptable use
You agree not to misuse this site — including attempting to interfere with its operation, submitting false or misleading information through its forms, scraping or harvesting data from it, or using it for any unlawful purpose.
Third-party links & tools
This site may link to or rely on third-party websites and tools (for example, scheduling or form services). Those are operated by their own providers under their own terms and privacy practices, which we don't control and aren't responsible for.
Limitation of liability & disclaimer
The site is provided “as is” and “as available,” without warranties of any kind, express or implied; to the fullest extent permitted by law, Green Street Appraisal Services is not liable for indirect, incidental, consequential, or special damages arising from use of the site or reliance on its informational content.
Governing law
These terms are governed by the laws of the State of Tennessee, without regard to its conflict-of-laws rules. Any dispute arising from this website will be brought in the state or federal courts located in Davidson County, Tennessee.
Changes to these terms
We may update these terms from time to time. The current version will always be posted on this page with its effective date, and your continued use of the site after an update means you accept the revised terms.
