An independent residential practice, built around one appraiser

Green Street Appraisal Services, LLC is an independent residential appraisal practice owned and operated by Shawn Green, a Certified Residential Real Property Appraiser licensed in Tennessee and Kentucky. The practice serves Nashville and Middle Tennessee as its primary market, with Southern Kentucky as a secondary service area.

Quote requests received during business hours generally get a response the same day, seven days a week. Reports typically follow within about three to five business days of the inspection, and expedited service is available when a deadline is tight.

Every conclusion is built from the property itself — inspected condition, site and setting, carefully selected comparable sales, and documented adjustments. Not a template, not a regional average, and never a number chosen to suit an outcome.

Reliable

One Certified Residential appraiser, licensed in Tennessee and Kentucky and USPAP current, handling your file from first inquiry to delivered report. You always know who has your assignment, because it is the same person every time.

Nashville and Middle Tennessee, plus Southern Kentucky

Nashville and Middle Tennessee is the primary market — Davidson, Williamson, Rutherford, Wilson, and Robertson counties are the most active areas, with coverage extending to Cannon, Cheatham, DeKalb, Dickson, Hickman, Macon, Maury, Montgomery, Smith, Sumner, and Trousdale. Southern Kentucky is a secondary service area covering Warren, Allen, Simpson, and Logan counties.

Standard coverage runs to roughly 75 miles from Nashville. Properties beyond the standard service area may incur an additional travel fee, always quoted in advance. See the full service area →

Working close to home matters in this business. Submarkets in this region can differ street to street — the same square footage can support very different values a few blocks apart. Knowing which streets, and why, is the job.
