Confirm scope & schedule
We review the assignment to confirm competency, scope, service area, and availability, then send your fee and scope by email — generally the same day. A brief phone consultation is available when it helps clarify things.
Inspection, then report
Once you accept, you receive an engagement agreement — signable electronically — and we schedule the inspection. Most residential inspections take 30–90 minutes, and the report is typically delivered within about three to five business days of the inspection and receipt of all necessary information. Expedited service is available for an additional fee.
What a residential appraisal report actually contains
In plain language, so you know what you’re paying for before you commit. Exact contents depend on the assignment, the intended use, and the reporting requirements of the intended user.
Property information
Identification of the property appraised, its physical characteristics, site details, and the ownership and legal information relevant to the assignment.
Photographs
Interior and exterior photographs documenting the property’s condition and improvements as of the inspection date, as required by the scope of work.
Neighborhood & market analysis
An analysis of the surrounding market — supply, demand, and price trends — that the value conclusion has to be consistent with.
Comparable sales analysis
Selection of the sales most similar to the subject property, with the reasoning for why they were chosen.
Adjustments
Documented adjustments to the comparable sales for meaningful differences in condition, size, location, and features.
Reconciliation & opinion of value
The reasoning that weighs the evidence and arrives at a supported opinion of value, as of a stated effective date and for a stated intended use.
